The equivalent of one month’s rent, which includes a Reconditioning Fee and administration fee. The administration fee goes toward the processing of your lease, as well as the necessary credit and background checks.
The Reconditioning Fee replaces a traditional security deposit. The reconditioning fee is $299 per resident making it a lower cost than a traditional security deposit of 1 month's rent, however, it is non-refundable.
The reconditioning fee goes to cover the average costs to turn over the unit from one resident to another including cleaning, carpet cleaning, minor maintenance service, and painting as applicable. This fee would not go to cover certain items that are considered above normal wear and tear or extensive damages (i.e. drywall damage, excessive dirtiness and/or trash left behind, damages from pets, etc.). You will get to fill out a move in checklist and we go off of that when you move out. We also have a move out checklist that we can share with you for you to follow when you move out.
Rent is due on the first of each month.
Tenants are able to make payments via an online portal with an eCheck, credit card, or debit card.  Money Orders, Cashier Checks, and personal checks are also accepted in person at the leasing office.
